IMPORTANT: PLEASE READ CAREFULLY
By accessing or using this web site, you accept these Terms and Conditions. This is a legal agreement between you, the user, and EXPRESS APARTMENTS.
We facilitate a booking service for accommodation only. We do not provide, own or run any accommodation ourselves.

DEPOSITS ARE NON REFUNDABLE.

Every effort is made to ensure the services provider processes your bookings correctly. It is the service provider's responsibility to provide you with the service and your responsibility to contact the service provider as outlined below. In the highly unlikely event of a problem arising, our liability to you, if any, is limited to the reservation fee paid.

Article One:

The contract is conditional on the payment of the deposit and indicates acceptance of all the terms and conditions stipulated by EXPRESS APARTMENTS. Please Note: the owners may have a different set of terms and conditions to those of EXPRESS APARTMENTS and you agree to abide by those as well as the ones outlined on our site. In signing, you represent and warrant that you are of legal age to enter into this agreement and use the site pursuant to this agreement, and that the information you submit will be true and accurate.

Article Two:
You agree to pay for all goods and services that you, or others using your account, order through the site. Additional terms and conditions may apply to your purchase from third parties (financial providers (banks, credit card organizations), owners etc), and you agree to fully comply with those third parties' terms and conditions.

Article Three:

Your booking will only be confirmed once payment has been received and accepted. Please note: EXPRESS APARTMENTS will not be held accountable or liable in any way should there be a problem with your reservation, even once payment has been accepted.
If we do not confirm the booking it means that the contract has not been made. Please carefully check the details on your on-screen confirmation booking voucher/email and all other documentation on receipt and inform us immediately of any errors. We do not accept liability for any errors not notified to us within 72 hours of the date of booking and it may not be possible to make corrections at a later stage.

Some owners will deduct a payment or deposit in addition to the service fee at the time of booking, usually when special rates are offered. If this is required, it will be clearly outlined at the time of booking.

Article Four:

Payment of reservation/booking can be made as follows:
Via Credit Card: Visa, MasterCard or American Express. (Additional banking fees may apply. Please check with your provider and/or Express Apartments prior to booking.)
Via our Secured Socket Layer (SSL) website directly in conjunction with our secure payment system (PayPal). It is important for you to know that whenever you provide us with personal details or credit card information, it is secure. Your credit card number, name, address, and telephone number are protected by powerful Secure Sockets Layer (SSL) encryption technology as it travels through the internet.

Alternatively via wire transfer/direct deposit (ask for our bank coordinates).

A) Reservation/Booking Payment to be completed and received by EXPRESS APARTMENTS at least 24 hours before on the last working day prior to scheduled arrival.

B) Final Payment: Payment must be made upon your arrival in cash (Euro only) to the owner ,excluding any Special al Conditions agreed to by yourself and by the owner.

C) Security Deposit Payment: To be made upon your arrival either in cash to the owner or to his contact or via credit card or bank transfer if permitted by property owner in their Special Conditions (the security deposit will be marked on your account and not charged).

Please note that certain special rates are non-changeable and non-refundable once the booking has been confirmed.

The invoice is free from tax.

Article Five:
The security deposit for each apartment is indicated by the owner on the site at time of booking. You are expected to leave the apartment in the condition in which you found it and to report any damages you or your guests may have made. If there is no damage, the security deposit will be fully refunded upon your departure. For further information, contact the apartment owner.

Article Six:

Your rental commences at 14:00 CET and ends at 10:00 CET on the dates selected by you and defined in the contract if not stated otherwise in the “Special Condition” apartment owner’s policy. It is your responsibility to contact the property owner/manager and confirm check-in and check-out times prior to arrival as some owners have different policies concerning this. Should you not be able to arrive at your scheduled time, you are required to advise the property owner/manager or the person in charge of the keys, of your delay and expected arrival time. Their telephone number will be on your travel voucher. They will schedule a new arrival time at their own discretion. Express Apartments cannot be held accountable for Force Majeure, illnesses, changes in travel plans or travel delays. In the case that a booking has been confirmed, cancellations must be received in writing at least 48 hours prior to arrival. This must be received by 10:00 am at the latest on the last business day 48 hours prior to scheduled check-in time. (e.g. If you were to stay on Tuesday, you would have to send the cancellation notice no later than 10:00 am Friday – unless Friday is a public holiday, in which case, it would be Thursday.) Failure to contact the property owner/managerwith your arrival time releases EXPRESS APARTMENTS of any responsibility with respect to check-in delays. Should the owner/manager request that a 30% pre-arrival fee be paid, you have a minimum of seven days to pay this money and/or contact the owner for confirmation. If seven days after the booking had been made have past and no confirmation has been obtained, the booking will be considered null and void and the booking fee defaulted.
Arrival without prior notification or communications or failure in check-in due to the fact that you didn’t reach the apartment at the established time or any other problems regarding your travel plans on the day of your arrival resulting in failure to effectively do a check-in at established time, releases EXPRESS APARTMENTS of ANY responsibilities and/or obligations. Should you wish to extend your stay, you will have to contact the reservation office to check availability and inform EXPRESS APARTMENTS of your intent. After your booking has been confirmed no cancellations or modifications are possible. In case of cancellations, you will lose the paid booking fee. In case of modifications, it will result in a cancellation of your original booking and making a new one.

Article Seven:

Prices as published include energy consumption, final cleaning and other extras as outlined and agreed with the owner (e.g. internet usage, cable or satellite television, etc). Washing the dishes, cleaning the kitchenware, throwing out the garbage must be done by the clients, because it is not included in the final cleaning. Supplementary services such as daily or weekly cleaning, additional linen change etc. must be paid to the owner as per your individual agreement. Information brochures concerning the apartment (transportation, shops, restaurants, sports centers etc) are provided by the third party. Possible changes to these services may not be communicated promptly. Supply of services such as gas, water, electricity, etc can sometimes undergo maintenance without knowledge to us. Express Apartments cannot and will not be held responsible or accountable for this nor for cases of Force Majeure.

Article Eight:

When a reservation is cancelled due to causes that are attributable to the client, the amount paid as a reservation fee will not be refunded. Cancellations must be communicated either in writing, by e-mail or fax. If you wish to change your booking after it has been confirmed e.g. guest names, date changes, etc, you must cancel your booking and re-book through the EXPRESS APARTMENTS website. We will try to assist but cannot guarantee to meet such requests. Cancellation charges apply and the booking fee is non-refundable. We are unable to move or modify your booking fee to a new apartment so please check your details carefully prior to confirming your booking to avoid loss and embarrassment. Reimbursement for unused accommodation cannot be made unless the owner has cancelled the booking due to a property fault that would endanger the lives of the patrons. In such circumstances, the particulars of the cancellation and refunds are to be discussed and determined by the property owner only. EXPRESS APARTMENTS cannot be held accountable for this. If the client feels that the owner is not being reasonable, the client can forward the particulars in an email to Express Apartments at This e-mail address is being protected from spam bots, you need JavaScript enabled to view it and we will endeavour to mediate between the two parties and assist in trying to find a compromising and satisfactory solution. The cost of any exchange rate differences resulting from your booking changes, will be the responsibility of the client. Any claim must be presented to EXPRESS APARTMENTS in writing within 30 days of check-out. Emails submitted after this time will not be dealt with.
If you are prevented from leaving the accommodating establishment on the date of departure since all ways of travel are blocked or unusable due to unforeseeable extraordinary events (e.g. extreme snowfall, floods etc.), the accommodation agreement shall automatically be renewed for the duration of such prevention from departure.

Article Nine:

The published descriptions of apartments are given in good faith. EXPRESS APARTMENTS does not accept responsibility for errors or omissions. Should your apartment no longer be available once booking has been confirmed – due to circumstances beyond reasonable control, we are unable to accept liability. You are to discuss possible solutions with the property owner/manager directly.

Article Ten:

You, the tenant and client, are responsible for the following:

A) A copy of each person’s Identity Card (for members of the European Union) or a copy of the Passport for all other countries, and your dated and signed voucher ( The person in charge of check-in will require your copy of the Confirmation Voucher dated and signed before handing-over of the keys).

B) Absolutely no drug use or possession of drugs on the premises by the tenants or their incumbent guest, no prostitution or child pornography or sexual assault and absolutely no firearms on the premises, or any other criminal acts. Such use and/or possession is a violation of the law and will be reported to the police. The law punishes crimes relating to prostitution and juvenile pornography, even if they are perpetrated abroad.

C) All deterioration of the property and its contents caused by you or by a member of your group or by one of your guests. You are also responsible for all damages sustained by a third party and which result from an act committed by you or by a member of your group or by a guest invited by you or a member of your group.

D) The state of cleanliness of the property at the end of your stay. Any violation on your part or on the part of a member of your group can lead to a deduction of your security deposit and even additional costs if the deterioration exceeds the amount of your security deposit. This is also dependent on individual owner terms and conditions as set out by them.

At check-in, you must pay the security deposit to the person in charge. The amount must correspond to the amount stated in the confirmation letter. The security deposit must be paid in cash (Euro only) if not agreed to otherwise with the owner. Failure to pay the security deposit will result in denied access to the premises. It is limited to the number of persons reported in the contract. The property manager will deny access to the people exceeding the number stipulated. You will respect the house rules at all times during your stay. Crockery and all kitchen appliances must be cleaned by the client and is not included in the final cleaning costs.

Additional or differing requirements will be set out on the website regarding each individual property. Please ensure you read these prior to booking as they are equally binding.

Article Eleven:

The Booking Confirmation Voucher must be given at check-in. Failure to produce the confirmation at check-in may result in the apartment owner not honoring your reservation. The confirmation clearly states what is covered in the rate quoted and additional charges incurred will be at your expense. Cancellation of a booking will immediately invalidate the confirmation.

Article Twelve:

Express Apartments agrees to:
Respect the general conditions and not request additional charges unless these are stipulated in the “Special Conditions” of the apartment.
In the cases where the client feels that there rights have been violated or they believe that there is a breach of rules by EXPRESS APARTMENTS or the Owner/property manager, we ask that you contact us within 12 hours of check-in, so that the problem can be promptly resolved, via phone on +39 02 898 66 231 or via email:

Article Thirteen:

The apartments are allowed to be used only by the persons officially registered. No additional persons are to stay in the apartment without prior consent of the owner/property manager. Should there be a child under 20 months of age, we will endeavour to provide a cot if available.

Article Fouteen:

The site is provided to you on an “AS IS” and “WITH ALL FAULTS” basis. You assume the entire risk of loss in using the site. Due to its large size and complexity, the site may contain unintentional inaccuracies, omissions, errors or other defects. EXPRESS APARTMENTS and its subsidiaries do not warrant that the site will meet your need and/or expectations, that the site will be error free or uninterrupted, that the errors can or will be corrected, that the site is reliable or timely, or that any information on the site will provide any particular results or usefulness. EXPRESS APARTMENTS and its subsidiaries reserve the right to make changes and improvements to, or discontinue, the site or any part thereof. Further, EXPRESS APARTMENTS does not represent that the site is appropriate or authorised for use in all countries, states or jurisdictions; accordingly, you are responsible for compliance with all applicable laws in accessing the site.
EXPRESS APARTMENTS and its subsidiaries make you no warranty, whether express or implied and are expressly excluded and disclaimed, including without limitation warranty of merchant liability, title, non-infringement and fitness for any purpose.

In no event shall Express Apartments or its subsidiaries be liable for any damages, claim or loss incurred by you (including without limitation compensatory, incidental, direct, indirect, special, consequential  or exemplary damages, lost profits, lost sales or business, expenditures, investments, commitments, loss of any goodwill, or damages resulting from lost, damaged or misappropriated data, inability to use data, delays, interruptions or computer viruses), irrespective of whether EXPRESS APARTMENTS or its subsidiaries have been informed of, knew of, or should have known of the likelihood of such damages. This limitation applied to all causes of action in the aggregate including without limitation breach of contract, breach of warranty, defamation, negligence, strict liability, misrepresentation, and others, as well as third party claims. If the warranty exclusion or limitation of liability set forth in this agreement shall for any reason whatsoever be held unenforceable or inapplicable, the user agrees that EXPRESS APARTMENTS and its subsidiaries’ liability shall not exceed €1.00.
